CREDIT & YOUR MORTGAGE
Your credit score has competition.
VantageScore 4.0 vs. Classic FICO

THE SHORT ANSWER
Another eligible score can mean another option.
VantageScore 4.0 is an alternative to Classic FICO for eligible mortgages sold to Fannie Mae and Freddie Mac. A different qualifying score may change pricing or eligibility, but it can be higher, lower or similar. It does not guarantee a lower rate or approval. [1]
For you, the useful question is simple: Does another available scoring model lead to a better loan offer for my situation? We still need to compare the full offer.
FROM LANCE’S EXPERIENCE
Lance’s Take: Where I’m Seeing the Biggest Difference.
My professional opinion comes from the loans I’m actively pre-approving, closing and funding. When both options are available for a loan, I compare Classic FICO and VantageScore 4.0. Here are the two opportunities I’m seeing for buyers.
A lower payment through mortgage insurance.
For some buyers putting less than 20% down on a conventional loan, a higher eligible score may improve private mortgage insurance pricing, even when the mortgage rate stays the same. Lower monthly mortgage insurance can mean a lower total monthly payment. The actual insurance quote determines whether there is a benefit. [9]
Another option for a limited credit history.
I’m also seeing an opportunity for buyers with a thin credit profile who have struggled with approval. VantageScore 4.0 can score some credit histories that traditional models cannot, which may open another eligible path to approval. Income, debts, assets, the property and underwriting requirements still need to work. [5]
What could different scores look like?
For illustration, one model might show 760 and the other 807. These are illustrative scores, not a client result, and either model may be higher. We cannot simply choose any score: the lender and loan program determine which model and qualifying score can be used. The same model must be used for all borrowers on the loan. Actual loan pricing, mortgage insurance quotes and underwriting results determine the outcome. No approval or savings are guaranteed. [1] [2]
A simple question for your lender
Ask your lender: Could a different credit score help me qualify or lower my monthly payment?
What changed for mortgage borrowers?
On September 9, 2026, Fannie Mae and Freddie Mac expanded VantageScore 4.0 availability to all their approved lenders. Lenders may choose Classic FICO or VantageScore 4.0 for eligible loans. The same scoring model must be used for every borrower on a given loan. [1]
Classic FICO is still an option.
This is a choice between eligible models, not a blanket replacement. FHFA says FICO 10T is approved for future use but is not yet eligible for loan delivery to Fannie Mae and Freddie Mac. [1]
UWM’s dual-score approach
United Wholesale Mortgage announced on October 6, 2026 that it obtains both FICO and VantageScore 4.0 on credit pulls and automatically selects the strongest qualifying score under applicable requirements. That is UWM’s process; availability still depends on the program and loan. [3]
UWM also removed its former 20-point VantageScore adjustment for new locks effective September 30, 2026. Removing that adjustment does not change the underlying score in your credit file. [4]

How is VantageScore 4.0 different?

CLASSIC FICO
The established mortgage models
Classic mortgage FICO versions use the information in your credit reports to evaluate credit risk. The version used for a mortgage can differ from the score you see in a banking app. [8]
VANTAGESCORE 4.0
A view of patterns over time
VantageScore 4.0 incorporates trended credit information, including how balances and payment behavior change over time, rather than looking only at the latest snapshot. [5]
Reported information matters.
Eligible rent, utility and telecom information may be considered when it is present in the credit file. Paying these bills on time does not automatically mean the payments are being reported. [5] [6]
Medical collections receive different treatment.
VantageScore 4.0 excludes medical collections from the score calculation. This does not erase a debt or remove a lender’s separate underwriting requirements. [6]
A credit app’s VantageScore is not automatically the qualifying mortgage score. Ask which version, credit-report data and lending requirements apply.
Where could the mortgage costs change?
Conventional loan pricing may include loan-level price adjustments, or LLPAs. These are pricing adjustments tied to factors such as the applicable credit score and the loan amount compared with the home’s value. Fannie Mae’s current matrix uses aligned score categories for Classic FICO and VantageScore 4.0. [7]
A different qualifying score may move an eligible loan into a different pricing category. Depending on the offer, that could affect upfront costs, the rate at comparable costs or lender credits. A higher score does not always produce savings, and some loans receive different treatment.
Compare the rate, points, lender charges, credits, mortgage insurance and cash to close together.
Income, debts, assets, property eligibility and program requirements still matter. A usable score is one part of a mortgage review, not an approval.
What should you ask your lender?

- Is VantageScore 4.0 available for my loan program?
- Which model and credit report will be used for all borrowers?
- Does the alternative score change eligibility or the actual loan offer?
- At the same loan amount, term and lock period, what changes in the rate and costs?
- What authorization is needed before a credit report is obtained?
Does every mortgage support VantageScore 4.0?
No. Availability depends on the lender and program. Fannie Mae’s current implementation requires a three-bureau merged credit report with VantageScore 4.0 requested from each bureau. Its implementation does not support manually underwritten loans. [2]
Should I wait to buy because scoring is changing?
Start with your budget, available cash, debts, timeline and property goals. A financing review can establish which choices are available now. A scoring headline alone is not a reason to buy or delay.
Does contacting Lance authorize a credit pull?
No. A call, text, email or appointment request does not itself authorize a credit report. We can first discuss your goals and the steps required for a financing review.
